Managing a property can be time consuming and extremely demanding. A well-managed tenancy is more likely to be renewed! We understand the needs of our Clients and aim to provide you with an efficient and professional approach, ensuring that all aspects are dealt with efficiently and cost-effectively on your behalf.

We take care of the day-to-day tasks associated with being a Landlord and make sure that both your property and tenant are given the necessary care and attention.

We are available out-of-hours

Sometimes you may need to contact us outside office hours. We provide Landlords with a support service line for all managed properties through to 10pm, 7 days a week; we are available for urgent matters, or those who are overseas, 24h, 365 days a year.

Service Features

Letting Service (no let, no fee)

This service includes the following:

Web advertisement for maximum exposure to a wide range of potential tenants
Tenant Screening to help you choose a suitable candidate for your property
Viewing appointments arranged and supported by flats4U
Preparation of a property inventory. We will prepare a full descriptive inventory of all
   items left in the property; written inventories and schedules of condition at the start
   and end of the tenancy.
Creation of a Tenancy Agreement.
Tenant screening. Free Tenant referencing and credit checks
Accompanied property viewings.
Ensure that the property complies with all applicable safety regulations.
Tenant check-in and advise on any dilapidations. Support at the moving in stage.
Deal with all calls
Carry out half-yearly inspections during the tenancy or anytime upon request and
   send you a report
   providing you with updates on the progression of the tenancy
Rent monitoring and collection, demand, process rent and deal with any arrears
Hold tenant security deposit (if required) in a separate non-interest-bearing account
Detailed monthly rental statements sent by email and/or post
Credit monthly rental payments into your nominated bank account
Always keep you informed of everything that happens at your property

Rent Collection Only

If you are away and collecting you money is difficult for you we can help.
Where you may already have tenants in place and would like some help with the collection of rent we can assist.

This service includes the following:

Rent monitoring and collection, demand, process rent and deal with any arrears
Hold tenant security deposit (if required) in a separate non-interest-bearing account
Detailed monthly rental statements sent by email and/or post
Credit monthly rental payments into your nominated bank account

Complete Letting and Property Management Service

Let us look after your property from start to finish. If you're thinking of travelling or living overseas for an extended period or, are simply too busy to look after your property this service is for you.

This includes all the detailed services described in the two previous points above, from the pre-letting inspection, letting, rent collection, maintenance, property inspections and full emergency cover, plus the following:

Pre-arrival and post-tenancy full cleaning service (optional)
Undertake to respond to all emergencies 24/7 and all non-emergency work within
   24 hours
Deal with all calls and emergencies regarding repairs
Property Maintenance and supervision, visiting the property on a regular basis,
   advising you of any repairs or maintenance that may be required when the property
   isnot occupied
Garden and pool maintenance while you are away (optional)

Away or too busy to look after your property or tenants in Spain?

If you are away or too busy, managing your property can be extremely difficult, time consuming and demanding! If you are away we will care for your home as if it was our own!

If you own a property abroad and you wish to have it ready for your next visit or rent it out for summer or winter seasons, days off, golf visits, weeks, months or the whole year you may wish to benefit from our excellent, comprehensive Spanish lettings and management services.
